buyer or seller of a home located near the shooting range we operate.

range]. As you can readily imagine, the operation of an active shooting range produces
substantial noise from gunfire. All homes and businesses adjacent to the range are exposed to
this noise.
The existence of an active shooting range in close proximity to a home is something about which
any potential home buyer would want to be, and must be, informed. Some buyers might even
consider it a “nuisance.” Yet, across the country neighbors of shooting rages continue to claim
that they were not informed that they would be exposed to shooting range noise when they
purchased their property. This continues to cause problems for shooting ranges and their private
and public clientele, including law enforcement and homeland security services.
As you probably know, you and your agents, as well as anyone you represent who may be selling
a home near a shooting range, have a legal obligation to disclose in writing the existence of the
shooting range, and of the noise it generates, to all prospective property purchasers. This legal
duty to disclose applies to you, each of your agents, and anyone whom you may represent who is
selling their home.
To avoid the possibility of dissatisfied buyers, as well as potential litigation bring brought against
you by these buyers or by this shooting range resulting from the failure to disclose this material
fact regarding the home to prospective buyers, please make sure that the existence and operation
of our shooting range facility is disclosed to any potential purchaser of any home that might be
exposed to noise from the range.
